Here are some of the ways I can help you make a new home purchase smooth and hassle free:

 

Contrary to what you may have been told, you will NOT save money if you do not use the services of a Realtor!  Realtor commissions are factored into the original costs of the entire subdivision.  The only person saving money when a Realtor isn't used is the builder!

 

New homes can be a great way to buy a home with zero money down and zero closing costs!  If this is your goal, I can help you make sure the builder structures their incentives so that you can get into a home with zero money out of your pocket. 

 

One of the best ways to buy a new home today is by buying a ‘spec’ home or ‘inventory’ home.  These are homes that are already completed or are near completion.  Many times builders end up with inventory homes because of a failed deal or a problem with a buyer’s financing.  Builders usually want to unload these homes as quickly as possible.  They are often willing to take a loss on the upgrades and options that have already been included in the home.  This is a great way to get upgrades that you may not have been able to afford.  Plus, you can often close on a spec home within weeks rather than waiting 4-6 mos. for a new home to be built!  I can help you locate the available spec homes and get the best value for your money.

 

I can point out things that the builder's rep may ignore or gloss over. Remember, no matter how friendly they are, the sales rep works in the best interest of the BUILDER.  You need someone working in YOUR best interest.

 

I can help you sort through the options and upgrades offered by the builder.  Many builders charge extra for the bare necessities such as knock-down texturing, lighting and wiring, front fencing, sprinkler systems and front yard landscaping.  I can help you negotiate the best price for these options and can advise you on what options will best improve future resale value.

 

I will make sure that all of the builder’s verbal promises are put into writing and make it into the final agreement.

 

I will help you evaluate the builder’s offer and make sure you get the best price and terms possible.

 

Builders look to Realtors for future business so they will live up to their obligations when you have a Realtor on your side.

 

If you are thinking about buying a new home and would like to tour the Builder's model homes, be careful not to sign anything until you are ready.  Even signing a log book or registration form can prevent you from later using the services of a Realtor!
